Case study · Exeter
The Old Curiosity Shop, New Bridge Street
Acquired October 2026 · Works under way
A historic shop and townhouse in Exeter's conservation area, rising three storeys above the street and dropping three more below it towards the river. Long empty and in need of full refurbishment, it is now being converted into a high-quality six-bedroom HMO.

Our role
Step 1
Found the opportunity
We identified the property, assessed the conversion potential and underwrote the numbers before it reached the wider market.
Step 2
Matched the investors
We brought in private investors whose criteria fitted the deal and who are now funding the project.
Step 3
Paired the right builder
We introduced an experienced local developer-contractor to deliver the scheme from start to finish.
Step 4
Structured the joint venture
We brought investor and builder together in a joint venture with clear roles from day one.
Step 5
Steered it through to acquisition
We managed the relationships, the professional team and the due diligence through to completion of the purchase.
Step 6
Ongoing consultancy to completion
We continue to monitor the project and support the joint venture partners through the build, from coordinating professionals to keeping everyone aligned, until the scheme is finished.
Thanks for all your help Tom, been hugely impressed with your input, and looking forward to continuing our work together.
